Conversion and new-build project “Gästehaus Am Park”, Leipzig

The ensemble is located directly opposite Clara Zetkin Park in an area of Leipzig referred to as “Musikerviertel” (“Musicians’ Quarter”) due to the naming of its streets after famous musical figures. Well-known within the city, the original building was erected in 1968 as the “Guesthouse of the Council of Ministers and Politburo of the GDR” and once welcomed and accommodated high-ranking visitors from both home and abroad. The six-storey apartment block and adjoining two-storey wing formerly housed large foyers, lavish apartments, dining rooms, screening rooms and conferences halls.

The construction project involved the modification, refurbishment and conversion of the former guesthouse for residential purposes, and occurred in compliance with architectural preservation orders. The existing two- and six-storey buildings each had a penthouse level added to them in order to enhance the utilization of the city-centre site, with extensive demolition work and structural modifications required in both cases. The project also included the construction of a new seven-storey building and a shared underground car park.

A total of 118 residential units characterized by premium to exclusive fit-out were created, and are supplemented by 4 commercial units. The handover of apartments housed in the new building began on 16.09.2022. Apartments in the high-rise building were handed over to their owners on 14.10.2022. Work on the middle building continued into 2023, with the last handovers taking place on the occasion of the completion ceremony on 15.09.2023. The project was managed by Grit Kahl.
