This project saw Kaiser Baucontrol commissioned to oversee the final phase of the construction of a retail park housing retail units, F&B outlets and a variety of service providers. An event space, a fitness studio and an indoor children’s play area are due to be added at a later date. Construction occurred in two phases, with plans splitting the building down the middle to create two sections that correspond with the two phases. Normal business continued in section 2 while section 1 was demolished and rebuilt in the form of a reinforced concrete frame with a footprint of approx. 200 m x 160 m. As a result of significant variations in topography on the site, the decision was taken to create a roof-level car park served by a specially built access road. Elevators and escalators provide access from the car park to the shopping mall on the ground floor.
Kaiser Baucontrol was not yet on board when construction work began in July 2022. The opening of the retail park was originally scheduled for 20.07.2023, but had to be postponed to 03.08.2023 due to issues during the fit-out phase. It was against this backdrop that KBC was called in to support the developer by assuming responsibility for site management from the end of May 2023 onwards. Coordination with tenants was a key element of our brief, the objective being to ensure that the roughly 40 rental units within the retail park were progressed from their current state (bare building shell) to a handover-ready state in just two months, thus giving each tenant sufficient time to fit and stock their shelves and display units prior to the opening date.
