Over 300 residential units are currently being created in buildings that once housed one of the largest malt houses in Germany. Located on Thälmannstraße in Erfurt, the malt house is a prominent example of period industrial architecture and registered as a protected cultural monument.
The two clinker brick buildings feature both mansard and flat roofs. Part of the aim of the conversion and refurbishment project is to reveal the buildings' original structures, which date back to the Wilhelminian period. The main section of the two buildings now houses a total of four to five full storeys created without any modifications to the buildings' original envelope. A variety of stairwells and elevators provide access to new apartments with contemporary floor plans, with residents also benefitting from the availability of an underground car park in the basement.
The usage mix post conversion comprises 306 residential units, 16 commercial units and an underground car park with 121 parking spaces. The first phase of construction was completed in October 2025 and led to the completion of the first 145 residential units. The second construction phase has now started, with work on the building shell ongoing and completion scheduled for 2027.
Kaiser Baucontrol has been responsible for project controlling at the MalzQuartier since November 2022. Since July 2025, we have also carried out all handovers involving not only privately owned residential units, but also communal areas under joint ownership.
